Buildings that photograph as well as they were designed.

Photos, drone, video, floor plans and 3D tours for builders, developers, commercial brokers and property managers. Delivered sized for LoopNet, CoStar, offering memorandums, your website and award entries, with the same next-day turnaround as our listing work.

Who it is for

Two kinds of client. One standard.

A builder wants the finished project to look the way it did on the drawings. A broker wants a space that leases from the listing. Both get straight verticals, consistent color, drone context where the airspace allows, and files organized so they can be reused for years.

Builders and developers

Model homes, finished projects and whole communities.

  • Model and spec homes, ready for the MLS and your website the next business day
  • Completed projects for your portfolio, bids and award entries
  • Streetscapes, amenities and site plans from the air
  • Construction progress at milestones, from the same angles every visit
  • Floor plans and Matterport 3D tours for pre-sales
Commercial brokers and property managers

Office, retail, industrial, multifamily and mixed-use.

  • Exteriors, lobbies, common areas and representative suites
  • Drone context: access, parking, loading and the neighbors
  • Files sized for LoopNet, CoStar, Crexi, flyers and offering memorandums
  • Twilight exteriors that stop the scroll
  • Matterport tours for out-of-town buyers and tenants
Featured project · Denny Triangle, Seattle

NEXUS, from the air

A glass tower of stacked, rotated floors in Seattle's Denny Triangle, photographed by drone at the end of an August day. A building like this has three things to show: where it stands, what it looks like up close, and what surrounds it. Tap any photo to see it full screen.

I.
Context

The building in its skyline.

The first frame answers where. The tower sits a few blocks from the retail core, with Interstate 5 beside it and Elliott Bay and the Olympics beyond. One aerial like this does the work of a page of location copy on a leasing site or in an offering memorandum.

The building in motion

The drone film from the same flight. Sound is off until you turn it on.

II.
The tower

Every rotated floor, in afternoon light.

Flown level with the upper floors, so the stacked volumes read clearly and the glass reflects sky instead of glare. The neighboring towers stay in the frame for scale. This is the brochure cover and the first slide of the listing.

III.
The neighborhood

Toward the Space Needle, and over Lake Union at dusk.

Tenants and buyers want to know what surrounds the address. Two frames from the same flight: the towers of Denny Triangle toward the Space Needle and the Sound as the sun drops, and South Lake Union with the lake and the freeway at blue hour.

For social

The vertical reel

A ready-to-post reel for Instagram, LinkedIn and YouTube Shorts, so the project gets seen beyond the listing sites.

Featured project · Everett

A retail center on Everett Mall Way

A multi-tenant retail center beside Interstate 5, photographed from the ground and the air on one October afternoon: the signage drivers see, the anchors, the building that is available, and the site from above. Forty-two photos in listing order, delivered as a web set and a print set, ready for the listing, the flyer and the offering memorandum.

IV.
From the freeway

The center and Interstate 5 in one frame.

Exposure is the first thing a retail broker sells. One aerial puts the buildings, the parking field and the freeway traffic beside them into a single picture, with the Cascades on the horizon.

V.
Arrival

The sign every driver reads.

The pylon on Everett Mall Way carries the tenant line-up for everyone coming off the freeway or out of the mall. One frame from the ground in October color, and one from the air, with the traffic and the mountains behind it.

VI.
The anchors

Straight elevations, then a busy afternoon.

Each anchor gets a true, level elevation, then closer frames: the entrance, the customer pick-up canopy, the lettering on the wall. Then customers walking in, and one frame of a family heading out with their balloons, because a center that is busy on a weekday afternoon is the story a broker wants to tell.

VII.
Available

The space for lease, seen whole.

The building that is available, from the air, with the parking field around it and the anchor's sign beside it. From up here the whole footprint reads at once, which is why this is the frame for the "Available" slide.

VIII.
The site from above

The site plan, and the corridor toward Seattle.

Straight down for the site plan: footprint, parking count, loading side and the entrances off the street. Then the Interstate 5 corridor, so the traffic count in the memorandum has a picture to go with it.

What a full shoot covers

Six frames every building gets.

No two buildings get the same shot list, but every one starts here. Interiors, floor plans, a 3D tour or a progress schedule are added as the project needs them.

  1. ApproachThe front elevation in the right light, verticals straight, signage clean.
  2. ContextDrone aerials: the site, parking, access and the neighbors.
  3. ArrivalEntrance, signage and lobby, lit so the finishes read.
  4. InsideThe main space, then the rooms a tour would stop at.
  5. DetailsFinishes, systems and branding: the second page of the memorandum.
  6. DuskThe same elevation again, with the lights on.
What you receive

One visit. Every format the project needs.

Photos arrive in web, print and listing-site sizes, with straight verticals and consistent color across the whole set. Drone, video, floor plans and 3D tours are shot on the same visit and delivered in organized, labeled folders, so the marketing team, the broker and the award entry all work from one source.
