For years the routine was simple: sign the listing, get the house ready, shoot it, go live. Photos were due on launch day. With NWMLS's new First Look status, the first impression can happen up to three weeks before that.
What First Look is, briefly
NWMLS introduced a listing status called First Look on September 4, 2026. As it has been reported:
- It's a pre-marketing window of up to 21 days before the full public launch.
- Showings, open houses and offers are allowed during that window, if the seller wants them.
- The listing is submitted to NWMLS and visible to all member brokers from the start.
- Days in First Look and price changes made during it aren't displayed publicly.
- The seller chooses whether the listing also appears on public home-search sites during the window.
I'm a photographer, not a rules desk. For exactly what's allowed and required, read the NWMLS member notices and ask your managing broker.
Why this moves the photo deadline up
Your first audience is every broker in the system. From day one of First Look, tens of thousands of member brokers can open the listing. Many will decide right then whether it's worth sending to a buyer. They decide the same way buyers do: from the photos.
Offers can arrive before the public launch. If showings and offers are allowed in the window, First Look isn't a soft opening. It may be the whole sale. A listing that enters with phone snapshots or "photos coming soon" is being judged at its weakest.
You only get one first look. A broker who skipped the listing in week one rarely circles back because better photos showed up in week three.
How to plan the shoot around it
- Book the shoot when you sign the listing, not when the house is "done." Pick the date, then work back from it.
- Shoot before First Look starts. I deliver edited photos by noon the next business day, so a Tuesday shoot can go in on Wednesday.
- If the home isn't fully ready, shoot what is. Exteriors, drone and the finished rooms now; the rest on a short second visit before the public launch.
- Get the floor plan and 3D tour on the same visit. They let a broker preview the home for a buyer without a drive across town.
- Hold something back for launch day. A twilight exterior or a video gives the public launch its own moment.
One more thing to watch
Changes to NWMLS's listing-photo policies have also been reported for mid-October 2026. I'll update this post once the details are published. Until then, check the member notices before you upload.
If you have a listing headed for First Look, see the packages or send me the address and your target date. I shoot seven days a week.
